Project Description

Engineering Syndicate Residential City is located in the north extension of the 6th of October city. As it’s located on the main spine of ring road which is surrounded by other regional facilities. The new city has the advantage of being near to sports clubs like “Shooting club, El-Ahly club ,October club.The project consists of: - 1100 residential units of varying areas ranging from 100 m2 to 170 m2 - Services: -Commercial -Educational -Administrative -Religious -Parking lots The Engineers Housing Project in the Sixth of October City is a pioneering project to provide distinguished housing for young engineers in the Giza area. The Abdin Consulting Engineering Office was commissioned as it was the best project presented technically and financially. The site is very close to the central axis of the 6th of October City, as well as the axis of the 26th of July extension. The site is also distinguished by its distance from the sand dunes near the Oasis Road, which guarantees protection from dusty winds in the fall and spring, as well as its distance from the industrial area located in the south of the city. It is also close to the tourist villages and clubs, as it is close to (Mohandessin Club) and a direct road connects to it. The land area is 49.18 acres (206,598 square meters). According to the study of the land use budget, the project provides green spaces with a large percentage of it, up to 50% of the project land, in exchange for 15% for residential use, 20% for roads, and 15% for services, which adds contact with nature and increases the feeling of comfort and calmness of the residents. Several general principles and rules were laid down for the design of the project that were directed to the development of the region, the most important of which are:  Economy: in infrastructure networks (roads - water - sewage - electricity - communications)  Flexibility: internal and external in terms of: - Division and functional balance within each area (buildings - open areas - pedestrian paths) - Ease of access by providing public entrances from the service centers and pedestrian network. - Privacy and generality of use for each region. - Ease of communication between the different elements of the area, through internal pedestrian paths and external roads that connect the elements to each other. - Ease of access to transportation centers and the main services of the city.  Safety and comfort through: - Treatment and protection from climatic and environmental factors. - Separation of automated traffic from pedestrian traffic. - Cars access as much as possible to housing and services. Integration at every stage and the possibility of stopping growth and also the ease of controlling development by allowing flexibility in the future. About 90% of the residential units are oriented to face north (preferred wind direction). And 70% of the land is open and green space, the vehicular and pedestrian circulation is clearly and comfortably separated. The project is divided into three main residential areas with its own nursery accessible through the pedestrian paths.
